The Story

Extreme Balconies deserves recognition for rethinking how privacy and architectural design can be integrated into residential balcony systems. Developed for Glenveagh's flagship Ballymastone development, this innovative louvred panel balcony system transformed what would traditionally be separate balcony, privacy and screening elements into one cohesive architectural feature.

In many residential developments, privacy at ground floor level is achieved through the addition of timber fencing, walls or standalone screening systems after the primary balcony structure has been installed. While functional, these solutions often interrupt the architectural design, create visual inconsistency and require additional materials, trades and installation time.

Rather than treating privacy as an afterthought, Extreme Balconies incorporated it into the balcony system itself. The vertical aluminium balustrade bars continue seamlessly from the balcony structures down to ground level, creating elegant louvred screening that provides privacy for residents while maintaining visual openness and natural light. The continuous vertical lines create a striking architectural feature that visually connects the upper balconies with the ground floor, giving the entire elevation a unified and contemporary appearance.

The innovation extends beyond aesthetics. The integrated louvred panels provide privacy to multiple areas throughout the development, including private ground floor terraces and communal spaces, without the need for separate screening systems. Additional privacy screens between adjoining balconies further enhance residents' comfort while maintaining the clean architectural language of the development.

Every component was manufactured offsite under controlled factory conditions. Balcony structures were fabricated, galvanised, powder coated and assembled with aluminium vertical spindle balustrades before installation. By integrating the louvred panels into the overall balcony design, Extreme Balconies eliminated the need for multiple standalone privacy solutions, simplifying installation while delivering a consistently high-quality finish across the development.

The completed system demonstrates that architectural metalwork can do far more than provide structural functionality. It enhances the identity of the development, creates privacy without compromising openness, and delivers a distinctive façade that sets Ballymastone apart from conventional residential schemes.

This innovation has established a new approach to balcony design, proving that privacy, functionality and architectural expression can be delivered as a single integrated solution. It showcases how thoughtful design and engineering can elevate everyday building elements into defining architectural features, creating lasting value for the client, residents and the wider built environment.
