The Story

Ireland's First Offsite Manufactured Ground Floor Balcony System

Extreme Balconies deserves recognition for challenging a long-established construction method and delivering Ireland's first fully offsite manufactured ground floor balcony system. Developed and successfully implemented at Cairn Homes' Mill Road development, this innovation transformed one of the most labour-intensive and inconsistent aspects of balcony construction into a rapid, factory-controlled installation process.

Traditionally, ground floor balconies are assembled on site. Concrete slabs often require extensive packing to achieve level installation due to falls in the slab. Balustrades are fixed individually, pedestal systems installed, decking measured and cut on site, and in some cases steel components require welding after installation. This process is time consuming, labour intensive and highly dependent on site conditions. As a result, ground floor balconies have historically struggled to achieve the same quality and consistency as cantilevered balconies manufactured offsite.

Rather than accepting this as industry practice, Extreme Balconies completely re-engineered the solution. The company developed a fully modular ground floor balcony that could be fabricated, galvanised, powder coated and fully assembled within its manufacturing facilities before arriving on site ready for installation.

Each balcony was manufactured through a controlled production process. Structural balcony bases were fabricated at the Newcastle facility before being galvanised and powder coated. They were then transferred to the Clane assembly facility, where aluminium balustrades and integrated aluminium drainage decking were installed to produce a completely finished balcony unit.

The innovation extended beyond manufacturing. The integrated aluminium drainage decking channels rainwater away from the building before discharging it discreetly from either side of the balcony edge. Every aspect of the balcony was completed before delivery to site, eliminating the need for the extensive on-site assembly traditionally associated with ground floor balconies.

Installation was equally transformative. Rather than spending several hours constructing each balcony on site, completed units were lifted directly from the delivery vehicle using the truck-mounted HIAB and installed into their final position in approximately ten minutes.

The measurable benefits were significant. Installation time was reduced by approximately 90%, manual handling was reduced by around 90%, and on-site welding was completely eliminated. Factory-controlled manufacturing also delivered a consistently higher-quality finished product, with the project achieving zero recorded snags on the ground floor balcony installations.

The success of the system extends beyond a single project. It establishes a new benchmark for balcony construction in Ireland, demonstrating how modern methods of construction can improve safety, quality, programme certainty and productivity simultaneously. By moving work from the construction site into a controlled manufacturing environment, Extreme Balconies has created a repeatable solution that benefits clients, contractors, installers and future residents alike.
