The Story
The Sandymount Place project comprised the design, manufacture, and installation of balconies, balustrades, and privacy screens across two residential blocks, delivered within a demanding construction programme.
The balcony package consisted of 20 balconies in Block 1 and 22 balconies in Block 2. Although both blocks were constructed simultaneously, significant differences in the structural floor build-up required the development of two distinct balcony designs.
Block 1 was constructed using a hollow core slab with screed build-up, while Block 2 utilised an in-situ reinforced concrete floor slab. These differing structural conditions meant that a single balcony solution could not be adopted across the development. Separate connection details and support arrangements were therefore designed to accommodate the varying slab types while maintaining a consistent architectural appearance throughout the project.
All balconies were finished with glass balustrades, providing a contemporary appearance while maximising natural light and views for residents. The integration of the glass balustrade system required careful coordination during both the design and installation phases to ensure compliance with structural and safety requirements while achieving the architect's design intent.
The project scope also included the installation of glass balustrades to the ground floor terrace and communal areas, creating a cohesive appearance throughout the development. In addition, privacy screens were installed to a number of balconies and upper-floor terraces, requiring detailed coordination to ensure compatibility with the balcony structures, balustrades, and surrounding building envelope.
Further complexity was introduced in Block 2 through the inclusion of two sawtooth balconies. The irregular geometry of these balconies required bespoke design detailing, fabrication, and installation planning to achieve the required architectural finish while maintaining structural performance and build quality. At their longest point, the sawtooth balconies projected approximately 2.6 metres, creating additional structural and installation challenges that required careful engineering and coordination throughout the project.
An additional bespoke design solution was required for a balcony located within an alcove area of the building. Due to the architectural layout, part of the external area was formed by a concrete slab finished with paving, while the remaining section consisted of a cantilevered balcony structure. This unique arrangement required the design and installation of special offset support stubs to accommodate the differing construction elements and ensure continuity of the balcony and balustrade line. The solution required close coordination between the structural, architectural, and installation teams to achieve the desired appearance while maintaining structural integrity and compliance with project requirements.
The requirement to design, coordinate, manufacture, and install two separate balcony systems, together with the ground-floor glass balustrades, upper-floor terrace privacy screens, sawtooth balcony configurations, and bespoke alcove balcony solution, added significant complexity to the project. This was further challenged by the tight construction programme, necessitating close collaboration between the design team, main contractor, and site management throughout the project lifecycle.
Despite these challenges, the project was successfully completed through effective design management, detailed coordination, and efficient programme planning. The result was the successful delivery of 42 balconies across both blocks, together with the associated glass balustrades and privacy screens, meeting all technical, architectural, and programme requirements of the Sandymount Place development.

Their irregular geometry required bespoke steelwork design, careful load assessment, specialist fabrication, and precise installation. These balconies became defining architectural features of the development and showcased the versatility of steel in achieving complex forms that would be difficult to realise using alternative construction methods.
Additional challenges arose through the inclusion of integrated privacy screens, upper-floor terrace screening, and glass balustrades throughout the development. The project also included ground-floor glass balustrades serving terrace and communal areas, ensuring a consistent and high-quality visual appearance across the entire scheme. The integration of these elements required careful coordination between structural, architectural, and installation requirements while maintaining compliance with all safety and performance standards.
One of the most notable examples of innovation on the project was the bespoke balcony located within an alcove. This unique arrangement combined a paved concrete terrace with a cantilevered balcony section, requiring specially designed offset support stubs to achieve alignment and continuity across the differing construction elements. The successful resolution of this challenge demonstrated the adaptability of steel and the problem-solving capabilities of the project team.
Ultimately, Sandymount Place exemplifies the strengths of modern steel construction: precision engineering, design flexibility, programme efficiency, and the ability to deliver bespoke solutions to complex challenges. The project successfully balanced architectural ambition with technical excellence, resulting in a visually striking and highly functional development.
